The design of Deloitte’s HQ has had a major impact on the business: It has helped drive efficiency, enabled flexibility, improved connectivity, attracted talent and encouraged relationship building. It is no surprise that in achieving all this is has matched and exceeded BCO guidelines. 1 New Street Square is the centrepiece of ‘Creating Spaces’, Deloitte’s programme of transforming its UK and Switzerland workplaces to reflect and affect positively the changing way that the consultant works. The firm’s new London campus gives a stage for the five principles of that strategy – uniqueness, connectivity, simplicity, relevance and inspirational – to be put into action.
The project is set apart by the successful delivery of its ambitious vision to establish a new benchmark for workplace sustainability, which places wellbeing on an equal footing with environmental considerations. The fit-out attained both BREEAM outstanding certification and is the largest project in the world to achieve WELL Certified Gold – it is also the first to achieve dual-certification from these two schemes. The working environment accommodates 30% more people in 3% less space than was previously occupied and has reduced on-floor storage by more than 60%. Partners no longer have their own offices, instead they make use of a rich variety of flexible work settings that cater to the specific requirements of all staff and all roles. Deloitte has introduced new ways of welcoming and interacting with clients – from the workplace and meeting rooms to fine dining. The 280,000 sq ft, 15 storey building makes two floors available to anyone in the business to make use of.
There are ten client zones including event spaces such as The Greenhouse and The Academy and a choice of dining options. Flexibility has been built in enabling an intelligent building system to be implemented. This provides a wealth of data around utilisation and environmental conditions, so the present use and future space requirements are more easily understood, and adaption is readily achieved. This building pushes the boundaries on space management and the use of technology to drive business efficiencies. Deloitte’s London HQ has created a space that is optimised for the business and its people and redefines what is possible for a green building.
